Work with Inspex

Inspex is currently seeking to recruit suitably qualified Architects, Engineers and Building Surveyors to NFQ Level 8/EQF Level 6 or equivalent professional qualification to join our existing private rented sector (PRS) inspection team. Using mobile technology, the successful applicants will be responsible for inspecting and reporting on the condition of private rented dwellings vis-à-vis minimum accommodation standards. The successful applicants will have the opportunity to gain valuable training and experience in a number of regulatory areas including monitoring compliance and enforcement escalation.

The PRS has become an increasingly important part of the Irish residential market, with the number of households in private rented accommodation growing threefold in the last 20 years and now representing 18% of all household tenure types. All privately rented properties must meet certain minimum standards set out in legislation.

Inspex is a unique company that leads the market in PRS inspection and independent verification of minimum accommodation standards set-out in Government Regulations. Our main clients are Local Authorities who are responsible for enforcing minimum accommodation standards in the sector.

Role requirements

  • Appropriate 3rd level qualification
  • Minimum 6 months relevant experience
  • Understanding of current Rental Regulations & Recent Amendments
  • Strong attention to detail
  • Technical competency
  • Self-starter, can-do approach, good work ethic and willingness to learn
  • Good reporting, communication skills and an ability to work in a team environment
  • Full, clean driving licence
Given the continued growth of PRS stock and the policy of linking inspection funding to inspection performance, it is likely that inspection activity should increase into the future. Available statistics from the RTB and Department of Housing indicate that only 4.8% of registered rental properties were inspected in 2017, despite a target of 10% for that year, far behind NOAC’s recommendation to ensure all rental dwellings would be inspected every five years.
